Real life for every generation — and what that actually means here

Botanica built its name on villas. The GENS is the company applying that brief to a condominium: one 8-storey building, 263 residences, and a facilities programme aimed at families who live here year-round rather than at short-stay tourists.

The layouts read the same way. One-bedroom units start at 34 m² — small enough to rent out, large enough to live in — and the two-bedroom plans jump straight to 71–73 m², which is a family size rather than an investor size. There is no studio in the range at all. That is a deliberate choice, and it tells you who the building is for.

The site sits on Srisoonthorn Road in Sri Sunthon — the sub-district is transliterated Si Sunthon, Sri Sunthon and Srisoonthorn on different maps, and all three name the same place. It is the inland strip between Thalang and Cherng Talay. Two international schools are within a seven-minute walk. Blue Tree — the water park and lifestyle complex — is 130 metres away. Boat Avenue and Porto de Phuket, where most of the area’s restaurants and Friday markets are, are five minutes by car.

Honest about the trade-off: this is not a beachfront project. Bang Tao Beach is 3 km away, Surin 5 km. You will want a scooter or a car. What you get in exchange is a school-and-services location at inland prices, and a building where the pool is not shared with a hotel.

How to read this project before you enquire

What is strong. Location by school run: two international schools inside a seven-minute walk is rare, and it is the single thing that keeps a Phuket condo rented to families for years rather than weeks. A developer with a 20-year track record on the island and its own completed handovers to inspect. And a unit mix that skips studios — less internal competition when you eventually resell.

What to check before committing. Bang Tao Beach is 3 km away, so short-stay holiday demand will be softer here than on the beach road. The USD prices on this page come from open listings, not from a signed baht price list — ask us for the developer’s official document before you budget. And the project completes in Q3 2028: that is a long construction window, which is exactly why 60% of the price is paid in instalments tied to progress rather than up front.

Who it does not suit. If you want to walk to the sand in the morning, buy on Bang Tao beach road and pay the premium. If you want maximum nightly-rate turnover, look at Patong or Kata. The GENS is built for the other case: living here, or renting to people who do.
